General Application Evaluation Policy
At AMRR Property Management, we evaluate all rental applications using four primary criteria to assess an applicant’s ability to meet the financial and residential responsibilities of leasing a home. These criteria include:
Credit History
A review of each applicant’s credit report will be conducted. Applications reflecting a credit score below 500 are subject to denial based on this criterion, but are not guaranteed to be denied. Individual aspects of the credit report, such as delinquent accounts or accounts in collections will be evaluated to determine creditworthiness.
Background Check
We conduct a nationwide criminal background screening on all adult applicants. Any applicant with a felony conviction on record is subject to denial, but not guaranteed to be denied. We evaluate the nature, severity, and recency of offenses in accordance with applicable laws.
Income Verification
Applicants must demonstrate verifiable household income equal to at least three (3) times the monthly rent. Any applicant, or group of applicants, not meeting this threshold is subject to denial, but not guaranteed to be denied, as management may consider other qualifying factors or the applicant’s participation in an approved guarantor or co-signer program.
Income must be verifiable through recent pay stubs, formal employment verification, or other supporting documentation deemed acceptable by management.
Job offer letters, while considered, may not be sufficient on their own to establish reliable income. Additional documentation may be required to confirm the legitimacy and stability of the offer.
Tax returns are not accepted as valid proof of income.
Screenshots of income documentation may not be accepted. Applicants are expected to submit original PDF statements, direct downloads, or clear, full-page images of official documents.
The name on all income documentation must match the name of the applicant. In most cases, the employer’s name or the source of payment must also be clearly identifiable to be considered valid.
Rental History Verification
Applicants who are currently renting must provide a minimum of two (2) years of verifiable rental history if they have lived less than 1 full year at their current rental. Otherwise, one (1) year of verifiable rental history will suffice. Rental history must be supported by:
• A written and signed lease agreement, and/or
• A completed rental verification form submitted by a verified private landlord or licensed property management company.
Rental references must come from a verifiable and unbiased source. If the property is professionally managed by a third-party property management company, we require communication from a company-branded email address. Generic email addresses (e.g., Gmail, Yahoo) will be subject to additional verification.
If the property is or was owned by a private landlord, we may require:
- Proof of ownership (such as a property tax record or deed), and/or
- A written and signed lease agreement, provided by either the landlord or the applicant.
Applications lacking sufficient, verifiable rental history* may be denied based on this criterion or be required to have a cosigner (or multiple co-signers) or apply through our guarantors program.
Third-Party Guarantor Program
Applicants who do not meet one or more of the above criteria may be eligible for approval through a third-party guarantor program. This is an independent service that offers applicants the opportunity to secure a lease by guaranteeing their financial performance under the lease terms. Applying for the guarantor’s program does not guarantee approval.
Cosigner Option
Applicants may also qualify, in certain circumstances, by securing a qualified cosigner. Cosigners must complete a full application, meet all standard screening criteria and agree to be held financially responsible for the lease in the event the primary tenant defaults. In addition, the cosigner must also provide proof of enough income to satisfy both their own rent/mortgage obligations in addition to the applicants. This option is subject to approval at our discretion.
Additional Notes
These standards serve as the baseline requirements for application approval. Applicants who do not meet one or more of the above standards may be denied.
We evaluate all applications in compliance with the Federal Fair Housing Act and we do not discriminate on the basis of race, color, religion, sex (including gender identity and sexual orientation), national origin, familial status, or disability.
While these guidelines outline general expectations, AMRR Property Management reserves the right to assess each application individually and may consider additional factors or documentation when appropriate.
Application Fee Policy
Our standard application fee is $50 per applicant, and it applies to all individuals over the age of 18 who will be residing in the home. This fee is required regardless of whether the application is submitted digitally or completed by hand.
Application fees and administrative fees may be collected at the time of submission or invoiced at a later date, depending on the application method.
There are only two approved methods to submit an application online:
- By clicking the “Apply” button on any listing on our official website.
- By using a custom application link sent to you directly via email or text from our team.
⚠️ Important: If you apply through the “Apply” button on our website, you will automatically be charged the full $50 fee at the time of submission.
Application Special
We offer a reduced application fee of $25 for individuals who schedule and complete a showing—either in-person or virtual—with one of our leasing agents or a verified third-party real estate agent. All showings must be confirmed and are subject to verification before a discounted application link is provided.
As a courtesy, all co-applicants of the individual who completed a verified showing will also be eligible for the $25 discounted application fee, but are not guaranteed to receive one.
Cosigners are not eligible for the discounted rate and will be required to pay the standard $50 application fee regardless of whether a showing is completed.
Payment Disclaimer
AMRR Property Management is not responsible for and has no influence over any payment errors that may occur during the online payment process. If a payment is rejected, declined, or not accepted, it is most likely due to an issue with the applicant’s bank or card provider. We recommend contacting your financial institution directly if a payment does not go through.
All application and administrative fees are nonrefundable, regardless of application outcome or circumstances.
